Summary

In the competitive Washington D.C. market, commercial space comes at a premium, and zoning is restrictive. When we decided an unfinished commercial warehouse space just north of College Park was our best bet, and that fit our square footage and location needs, I had to get creative with the store design to accommodate our showroom, service department, and inventory storage spaces, all under one roof.

Challenge

  • One-room layout with limited width

  • No rear door or separate access for service; all departments must use the same doors at the front of the space

  • Sound isolation between the service and sales departments

  • Industrial design with limited existing retail infrastructure

The Solution

  • Tall, diagonal divider wall lengthwise through the space, to provide both sales and service with front-of-building access

  • Utilize a “Z” wall pattern (see photos) at the front and rear of the space, to allow sales and service departments to utilize the large garage door,

  • Install a double layer of thicker, 3/4” drywall for the divider wall between sales and service to improve sound isolation and fire control in case of emergency
